Clapham Conversion to Flats
We were instructed by our client to convert a very run down 3 storey property into 3 top class flats.
The top floor needed extra room, for which we added a dormer to the loft space at the rear of the property to make the top floor flat a duplex flat.
The concrete lintels above the bay windows were cracked and damaged, so we investigated the problem and repaired and replaced these where needed, and they were, at the end, all freshly painted.
The whole property was stripped back to bare brick walls and floorboards to provide a blank canvas to work from.
The property originally had timber sash windows, and although these were no longer any good, we sympathetically replaced all the windows with new, double glazed timber sash windows in keeping with the property’s style.
We then followed the plans which we were provided with to install new steel beams to support the new design and strengthen the building for its new usage. Then once the structure was sound, we built new stud walls to make all the new rooms in all the flats, we then installed all the electrics and plumbing for all the flats. New bathrooms and kitchens were fitted, with the bathrooms being fully tiled. New flooring was fitted along with carpets in the bedrooms and stairs.
A fenced, decked area was created on top of a lower level flat roof to give some private outside space to the top floor flat.
The rear garden was tidied and provided with a decked area for the ground floor flat. This flat also had a small basement storage area created.
The external brick work was very dirty and the pointing was damaged and discoloured. We had the whole of this cleaned and re-pointed, completely changing for the better the external appearance of the building.
The end result was 3 luxury flats coming out of a very scruffy, run down property, and the client was very pleased with the end result and was able to sell the properties very easily.

Balham, London – Renovation and Conversion
This is a project for a client which was partly commenced last year, then put on hold whilst further planning permission was obtained. This planning has now been finalised and we have just been asked to continue with the project. A dormer had to be built into the loft space to make the top floor flat into a two floor property. The other flats will all be one floor only, including converting the basement and making that into a flat.
We don’t have much more detail to give on this at present, but we have attached some photos before work began last year, and showing construction of the dormer. We will keep this page updated as we progress on the job.
Chadwell St Mary, Essex - New Build Commercial Unit
This is our own project, which we are pleased to say is proceeding well. We purchased a parcel of land with planning permission with the building partially started.
We decided to see if we could change the agreed planning permission to add a further flat and increase the basement storage space, which we are pleased to say was approved.
We have added various photos of the stages of the construction, from how we bought it, through to scaffolding going up, the brick work being completed to the top, a complicated steel structure being put in place for the unusual shaped roof, the roof going on, the windows going in and the scaffolding coming down again. As the brickwork went up to each floor level, we had to install concrete block floors which had to be put in place by crane.
We are now in the process of completing the inside of the building. We have all the stud walls in place, the electrics are mostly fitted and the plumbing work has started. Bathrooms and kitchens have been chosen and will soon be fitted. We will keep this page updated as the project progresses with more information and new photos.
